How much does a modular house cost in 2026?

The honest answer: a quality wooden modular home delivered turnkey starts around €1,050–1,300 per square metre, depending on type, finishes and site conditions. A compact 25 m² tiny house starts near €30,000; a complete 90 m² family home sits around €95,000–115,000.

Those numbers cover far more than walls: structure, high-performance insulation, triple-glazed windows, complete electrical and plumbing systems, interior finishes and installation on your land.

What drives the price

Four factors matter most. Size — smaller homes cost more per square metre because kitchens and bathrooms are the expensive rooms. Finish level — the step from standard to premium finishes adds roughly 15%. Site conditions — access, foundations and utility connections vary from plot to plot. And options — terraces, photovoltaics or a heat pump are priced as clear line items, not hidden margins.

What is usually not included

The land itself, its geotechnical survey, utility network extensions when a plot has no connections nearby, and furniture. A serious offer states these exclusions explicitly — if an offer does not, ask why.

How to compare offers

Compare only turnkey prices with a written specification: insulation thickness, window type, heating system, warranty terms. A low price with a vague specification is the most expensive option on the market.
